We currently have an opportunity for a Director, Real Estate Territory Expert - ascena to join our team located at our Real Estate/Str Plan-Justice-New Albany, OH 43054.Position Overview:
The Director of Real Estate, based out of our New Albany, OH Justice home office, is responsible for acting as an internal real estate consultant and dealmaker for all ascena brands (Ann Taylor, LOFT, LOU & GREY, Lane Bryant, Catherine’s, and Justice) and will be responsible for managing a geographic territory and major landlord portfolio negotiations on behalf of ascena. The Director will need to develop a deep understanding of each market and landlord portfolio he/she is responsible for not only in the present state but how the market will change over time. The Director will negotiate real estate deals with landlords consistent with the strategy for each brand including both existing real estate portfolio deals and new real estate for the Company’s expansion. The Director will manage all deals in the assigned territory and landlord portfolios through all stages of the development process from site selection to store closing.
- Negotiates with sophisticated landlords for new stores, remodels, and other lease actions to drive profitability targets including sales (both bricks & mortar and Omni/ecommerce), EBIDTA and occupancy costs. Accountable for the timely execution of lease actions and for the actual profitability of the transactions. Coordinates portfolio reviews with top mall developers.
- Using ascena business goals develops overall market strategy for assigned region and develops leasing strategy and target goals for upcoming store expirations and new stores and prepares recommendations for each brand as part of the annual fleet review process. Is accountable for the quality of the leasing agreements recommended.
- Presents deals and markets to the brands and real estate executive committee for approval. Uses various RE software to analyze and prepare deal packages. Is accountable for the quality and accuracy of information within the package and for the quality of presentation to various levels of leadership.
- Works with in-house attorneys to negotiate leases and assist design and construction team with tracking and facilitating store development to ensure cost savings and efficiencies. Is accountable to ensure data given to functional and cross-functional team members is accurate and timely.
- Networks with industry professionals, landlords, other specialty retailers and industry associations. Is accountable for staying informed of business and industry trends. Prior real estate & experience in the states of TN, AR, MS, LA, AL, KY & MO is a plus.
Minimum Requirements:
- Professional work experience that indicates the ability to perform to the expectations of the role as described above.
- 5-7 years of experience in the field of RE leasing experience, preferably in a specialty retail store leasing environment
- Role will be based out of Columbus (New Albany) OH corporate office, but must have ability to travel by car or plane to meet with developers and landlords and market tour as needed. Travel will be intermittent but may be as high as 30% at times.
